Pierce County’s median home price was $255,000 in July, according to the Northwest Multiple Listing Service.
That’s where the median stands after year-over-year declines in 10 of the past 11 months.
So what does $255,000 get you?
Here are some samples currently on the market:

Not counting condos or manufactured homes, there are 15 homes in Gig Harbor under $255k. That will soon be far more, as Quadrant only has 2 "listed" at their new Ridge.
Homes range anywhere from a 600sf cabin on acreage to 1300sf ramblers to the new homes at North GH.
You can still afford Gig Harbor!

Due to the fact that I am not looking to buy or sell at the moment I have to admit that I have not looked recently at what the "median" houses are like here in T-Town. However, after the TNT posting about Zillow the other day I thought I would poke around the listings again and see what I dig up around the price that I paid for our home in May of '07. I was encouraged to see that everything that was listed between the 250-275K mark was nothing compared to my home. This was nice because we all know that South Tacoma has taken quite a hit on YoY prices since last May. For the most part they are small sq. footage, small yards, need repairs or on a busy street. I knew that I bought the "best" house in the neighborhood and it seems that the houses that are up for sale around my area also confirm that. This might become a problem if I ever wanted to sell as it will be hard to find comps close to my home. I guess we will have to see what happens when the market rebounds, but I am not concerned... I bought a home to enjoy, raise my kiddies in, and hopefully grow old in... not sell for a quick return only to move again.

I enjoy reading about what home prices are doing, and looking at listings of homes below $250,000 is somewhat amazing, since I'm a King County resident. We don't have HOUSES at $250,000, we call 'em CONDOS!

Thanks for the glimpse of affordable homes, especially ones that appear to be in terrific condition. I appreciate your work.

It's absolutely amazing that pierce county had a median price last year of $275,000. Now comes the tricky part for the bargain hunter, when will the feds raise rates? When rates do increase, how much will potental gains be wiped out by carrying cost. Either way, these are really exciting times for those who have decided to be wait and watch the market unwind.
